OHO’HARAENTERPRISES

FOR LISTING AGENTS, OWNERS & POTENTIAL PARTNERS

Real Estate Acquisitions
& Investment Opportunities

O’Hara Enterprises evaluates residential real estate opportunities, works with agents and property owners, and explores conventional and creative acquisition structures when appropriate.

RECEIVED A MESSAGE ABOUT YOUR LISTING?

Here’s why we reached out.

We’re reviewing the property as a possible acquisition opportunity. A listing rarely answers every question about condition, timing or the terms a seller may consider.

A short, scheduled conversation gives us a chance to hear those details from you. Outreach is an invitation to discuss the property, not a commitment to purchase.

01 / THE PROPERTY

Understand the details.

Review condition, occupancy, current income and work the property may need.

02 / THE SELLER

Understand the situation.

Discuss timing, asking price and the seller’s priorities.

03 / THE TERMS

Decide what comes next.

Explore potential structures and identify what needs further review.

BEFORE WE TALK

Common questions.

What types of properties are considered?

Residential investment opportunities, including single-family homes and selected small multifamily properties. Fit depends on the location, condition, price and operating numbers.

Do you work with listing agents?

Yes. If you received outreach about a listing, we want to understand the property and seller’s objectives directly from you. Bring the listing details and any relevant seller guidance.

Can we discuss properties requiring renovations?

Yes. Share what you know about condition, major repairs, occupancy and any available estimates. Renovation costs are part of the evaluation.

Are creative financing structures considered?

Seller financing and other structures can be discussed when appropriate and acceptable to the parties. Any terms remain subject to review, documentation and agreement.

What should I prepare before the call?

The address, asking price, condition, occupancy, current rent if applicable, seller timing and any terms the seller would consider.

How long does the introductory call take?

The appointment is scheduled for 15 minutes. We review the property, clarify the seller’s situation and decide whether there is a useful next step.
